Howard De Walden Estate

This project involved the redevelopment of two buildings on Marylebone Lane and Thayer Street to create a new six-storey mixed-use development, providing modern Cat A office accommodation above retail space at basement and ground floor level. While the façades on Marylebone Lane were retained and extended, the existing structures behind were demolished and replaced with a new steel-framed building.

Located on a highly constrained site between commercial and residential neighbours, the scheme required careful planning, extensive temporary works and a sequenced logistics strategy. The basement slab was lowered to increase floor-to-ceiling heights and accommodate plant areas, cycle storage and retail space.

A new façade to Thayer Street was constructed using York handmade brickwork, while the reception features brick slip wall cladding, bronze panelling, leather seating and micro-cement flooring, creating a high-quality arrival experience.
